WELL-Certified Real Estate on the Costa del Sol: Tyrian Residences and the New Logic of Value

WELL-Certified Real Estate on the Costa del Sol: Tyrian Residences and the New Logic of Value

contents

Introduction

WELL-certified real estate is redefining what “quality” means in luxury living. At Prestige Expo Group, we are bringing that ambition to the Costa del Sol. Our first project under this philosophy is Tyrian Residences, rising on the seafront of Estepona.

Tyrian combines contemporary architecture and rigorous design with human-centred building standards. Conceived under the WELL framework, the residence integrates air and water quality, circadian lighting, acoustic control, thermal comfort, healthy materials and communal-wellness design. Beneath its sculpted façade lies 1,400 m² of amenities dedicated to leisure, wellness and everyday comfort.

We believe well-being is not a luxury add-on, but the structural logic of value.

What the WELL Building Standard Evaluates

The WELL Standard, developed by the International WELL Building Institute (IWBI), is the first global framework that evaluates how buildings influence human health. It assesses ten core areas: air, water, nourishment, light, movement, sound, thermal comfort, materials, mind and community.

Each category is verified through design requirements, on-site performance testing and periodic reassessment.

WELL goes beyond traditional sustainability labels. Instead of focusing mainly on energy efficiency or carbon footprint, it looks at how people feel, breathe, sleep and function within a space. It considers:

  • air purity and ventilation
  • mineral-balanced water quality
  • circadian lighting design
  • acoustic balance
  • thermal comfort and seasonal adaptability
  • material health and low-emission finishes
  • access to natural light, movement and restorative spaces.

A WELL-certified building performs well because it is designed to make people feel well simply by being inside it.

How WELL Impacts Health and Daily Living

WELL Certification translates design into measurable improvements for occupants. Research compiled by the International WELL Building Institute (IWBI) indicates:

  • 30% fewer respiratory symptoms, linked to cleaner air, better filtration and low-emission materials
  • 20% improvement in cognitive performance, associated with optimised lighting and ventilation
  • 8–11% increase in productivity in WELL-aligned environments
  • reductions in stress levels and improved sleep patterns due to circadian lighting and acoustic balance.

In residential settings, these effects support healthier routines, greater comfort and stronger long-term satisfaction with the home.

WELL as a Recognised Financial Instrument

WELL is now referenced in 13 international sustainability frameworks, spanning green, social and sustainability-linked finance. It has been adopted across more than 28 countries, becoming part of the due-diligence criteria for banks, institutional investors and credit providers.

For property owners, this means:

  • stronger value retention
  • better access to sustainable financing
  • higher liquidity supported by transparent, verifiable performance
  • lower risk of regulatory or technical obsolescence.

In simple terms, WELL links human well-being with financial credibility. Comfort becomes measurable capital.

Tyrian Residences: Prestige Expo Group’s First WELL-Driven Development

WELL Certification is structured in four levels: Bronze, Silver, Gold and Platinum.

Tyrian Residences is currently progressing toward WELL Silver precertification, confirming that its systems, materials and design meet the requirements defined by the International WELL Building Institute. Silver level requires:

  • 100% compliance with mandatory preconditions
  • a minimum of 50 points in optimisations across the ten WELL categories

At Tyrian, this translates into:

  • advanced air filtration and purification
  • continuous water quality monitoring
  • circadian lighting design for day-to-night balance
  • acoustic and thermal regulation that adapts to seasonal conditions
  • natural materials and a calm interior palette
  • communal spaces that encourage movement, rest and social connection

The process includes on-site testing and a reassessment every three years, ensuring long-term performance and operational consistency.

To this structural framework, Tyrian adds:

  • 1,400 square metres of wellness and leisure amenities
  • a complete 360° concierge service
  • generous outdoor spaces and natural light across all units
  • a seafront position that reinforces healthy, connected living

For Prestige Expo Group, Tyrian marks the beginning of a new chapter in residential development on the Costa del Sol: building for longevity, comfort and verified well-being.

The New ROI of Quiet Luxury

WELL Certification connects architecture, health and financial performance. In Tyrian Residences, this integration results in:

  • a verified, continuously monitored asset
  • strong positioning within the European wellness real estate segment
  • sustained liquidity and long-term value protection
  • a living environment shaped around comfort, resilience and daily well-being

The additional investment required to achieve WELL Silver is justified by its long-term outcomes: healthier spaces, lower operational risk, stronger demand and measurable capital retention.

WELL is not symbolic. It is a strategy. A framework for high-performance living, and a future-ready model for Prestige Expo Group.
