The Smart Boulevard at Tyrian Residences in Estepona represents the first step in this direction and reflects our intention to return value to the environment and to contribute positively to the city that hosts our work.

Smart Boulevard: Sustainable Urban Design in Estepona
The Smart Boulevard is located in Estepona, within the beachfront development Tyrian Residences. The intervention covers 7,000 square metres along the town’s coastal avenue and transforms a former concrete parking area into a landscaped public corridor. The design introduces soft topography, native vegetation and shaded paths that create a green connection between the Mediterranean and the city.
Sustainable Features and Environmental Innovation
This new public space is open to residents and neighbours. It demonstrates how thoughtful urban design can improve both environmental performance and quality of life.
The boulevard integrates key sustainable features:
- Permeable pavements, including Pavigrass in parking areas and gravel paths, allow rainwater to infiltrate naturally and improve drainage.
- Sound-absorbing pavements reduce urban noise and increase comfort.
- Adaptive LED lighting regulates intensity according to daylight and movement, improving energy efficiency.
- A smart irrigation system uses humidity and weather sensors to manage water use effectively.
According to the European Environment Agency (EEA, 2023), these systems can reduce electricity consumption by up to 40% and water use by around 60% in Mediterranean climates.
Native Vegetation and Environmental Value at Tyrian Residences
The landscape includes more than 2,500 trees, palms and shrubs from over seventy Mediterranean and drought-tolerant species, such as Ficus elastica, Tipuana tipu, Metrosideros excelsa, Tamarix africana, Grevillea robusta, Pittosporum tobira, Aloe arborescens, Agapanthus africanus, Myrtus communis and Strelitzia reginae.
Data from the World Green Building Council (2023) and the EEA Carbon Sequestration Database indicate that urban trees in southern Europe absorb between twenty and twenty-five kilograms of CO₂ each year, and Mediterranean shrubs capture between two and five kilograms per square metre. Based on these figures, the Smart Boulevard vegetation will capture 15 to 20 tonnes of CO₂ annually and enrich the local atmosphere with oxygen equivalent to the annual breathing needs of about sixty people.
The combination of vegetation and permeable surfaces also helps to lower surface temperatures by up to three degrees Celsius compared with conventional pavements, according to the EEA (2023). The impact may be modest, yet it reinforces our belief in the measurable change that design can achieve when applied with purpose.

Applying WELL Building Principles to Urban Regeneration
The Smart Boulevard translates the WELL Building Standard into the outdoor environment, extending the design philosophy of Tyrian Residences to the city. It focuses on three WELL categories that have the strongest impact on wellbeing in open spaces: Air, Light and Mind.
- Air: The vegetation filters dust and increases oxygen levels, while permeable pavements help reduce airborne particles and retain soil humidity. These features support cleaner and healthier air quality.
- Light: Adaptive LED lighting regulates brightness according to daylight and movement. This reduces energy use and prevents glare and light pollution, creating a calm and comfortable atmosphere after sunset.
- Mind: The presence of vegetation, soft geometry and natural materials generates a sense of calm and visual harmony.
Through these measures, the Smart Boulevard connects environmental performance with human health, transforming a functional corridor into a place that promotes both awareness and wellbeing.

Community Impact and Sustainable Urban Growth in Estepona
For residents, the boulevard offers a shaded route linking the sea and the city centre. For Estepona, it adds a new green infrastructure aligned with the municipality’s Plan General de Ordenación Urbana (PGOU), which promotes green corridors as instruments for climate adaptation and public wellbeing.
The transformation of a sealed surface into a living landscape improves biodiversity, regulates temperature and supports sustainable mobility. It also strengthens Estepona’s reputation as The Garden of the Costa del Sol, contributing to its long-term environmental goals and providing a shared space for the community.
