Tyrian Residences recognised as Spain’s Best Residential Development at the European Property Awards 2025 – 2026

Tyrian Residences, developed by Prestige Expo Group together with Grupo BZH, has been distinguished with the Five Star award for Spain’s Best Residential Development at the European Property Awards 2025. The recognition confirms the growing relevance of Estepona within the European luxury landscape and highlights the architectural and operational quality of the project, designed by Yodezeen and Arata Arquitectura.

The European Property Awards are among the most respected competitions in international real estate. More than sixty categories are evaluated each year by an independent jury composed of architects, designers and members of the Royal Institute of British Architects. Each entry is assessed for vision, innovation, construction quality and commitment to sustainability.

Receiving this distinction validates a collective approach that brings together developers, architects, engineers and specialised craftsmen around a shared purpose: creating architecture that enhances daily life and supports long term wellbeing.

Located directly on the Mediterranean waterfront, Tyrian Residences introduces a landmark for the Costa del Sol. Its sculptural façade, inspired by the rhythm of the sea and shaped by Mediterranean light, is crafted in natural toned GRC and articulated through soft, continuous curves that integrate with the surrounding landscape.

Composed of forty homes, including apartments, penthouses and duplex penthouses, Tyrian brings a new typology to the region: villas in the sky. Each layout combines the scale and privacy of a villa with the comfort and service of a managed residence. Homes range from 300 to 1,060 square metres, with cantilevered terraces extending up to five metres and framing uninterrupted views of the Mediterranean, Gibraltar and the African coastline. All residences benefit from dual outlooks towards the sea and the Sierra Bermeja mountains.

Tyrian Residences is the first beachfront development on the Costa del Sol to operate as a fully serviced residence. Permanent on site staff and a concierge team available twenty four hours a day bring hotel level support to a private residential setting. Through a secure app, residents can request services ranging from valet parking and housekeeping to private transport, maintenance or the preparation of their home before arrival.

More than eighty five professionals work on site each day during construction, and the residence will create twenty one permanent jobs once operational. With an investment exceeding seventy million euros, Tyrian reflects the scale and ambition that characterise Prestige Expo Group’s developments.

Tyrian remains on schedule, with construction progressing steadily towards its planned delivery in 2026.

Tyrian dedicates more than 1,400 square metres to wellness and leisure, all shaped by natural light. At its centre lies a 700 square metre spa with a stainless steel heated pool, dry and wet saunas, hammam, treatment rooms, a beauty lounge and a relaxation area with fireplace. Additional amenities include a Technogym fitness studio, a yoga and Pilates room, a virtual golf space, multimedia room, children’s area, meeting room, cigar lounge and a Culinary Room for private dining. The rooftop features a seventeen-metre infinity pool and a panoramic terrace with views that extend across the sea and mountains.

Designed in alignment with the WELL Building Standard, Tyrian is undergoing pre certification for the Silver category. The WELL Standard, developed by the International WELL Building Institute, evaluates how buildings contribute to health and wellbeing through air and water quality, natural light, acoustic balance, materials, movement and community connection.

Achieving the Silver category represents a significant commitment to occupant wellbeing and positions Estepona as the first city on the Costa del Sol to adopt wellness as a central value in contemporary residential design.

Security is integrated discreetly into the architecture. Tyrian incorporates dual access systems, number plate recognition, smart entry, laser perimeters and dedicated circulation routes. Back of house pathways allow staff to operate efficiently while preserving the privacy of residents.

Beyond its architecture, Tyrian contributes to Estepona’s urban strategy through the Smart Boulevard, a green pedestrian corridor designed with native vegetation, intelligent lighting and public seating areas. This initiative supports the city’s commitment to sustainable mobility, local biodiversity and accessible public space.
