Key Summary
The opening of Tyrian Residences marks a new milestone for Prestige Expo Group and for the Costa del Sol residential market.
For the first time, a fully serviced beachfront development has been presented through an immersive, gallery-style experience inside a building still under construction, with more than 930 guests accessing the project in real scale.
Tyrian introduces a residential model defined by integrated systems: 40 residences conceived as villas in the sky, supported by 1,400 m² of leisure and wellbeing areas, including a 700 m² spa, and operated through a 24/7 service structure embedded in the property.
The project has been designed under WELL criteria from the outset, incorporating air, light, water and material performance into the architecture as part of its core framework.
The event also formalised a bespoke collaboration with Bentley Marbella, including three exclusive Bentayga units and selected residences with direct access to private supergarages of up to 200 m².
Together, these elements position Tyrian as a new reference for residential development in southern Europe, where architecture, service and experience are conceived and delivered as a single system.

An Inmersive Environment
Tyrian Residences hosted a pioneering launch event inside the very structure of the building, transforming a construction site into a contemporary art gallery for one day. More than 900 guests experienced an immersive journey of light, sound, image and scent created using neuromarketing principles, positioning Tyrian as one of the most innovative residential developments on the Costa del Sol.
From the moment of arrival, the experience was fully digital and highly orchestrated. Guests registered via a personalised QR code, using a bespoke app designed specifically for the event to manage privacy and visitor flow. The main floor featured a large screen presenting the Tyrian Residences film, introducing the fully serviced lifestyle concept and setting the scene for a self-guided tour.
The route was designed like a contemporary art museum, with carefully curated panels, imagery and texts that revealed the architecture, amenities and service concept step by step. The journey began in the future lobby, then moved to level -1, where 1,400 square metres of amenities and leisure spaces were presented alongside a catering concept tailored for the occasion. Guests then continued to level -2, discovering the supergarages and a dedicated Bentley display, before heading up to the completed show apartment on the first floor and concluding on the penthouse level with panoramic Mediterranean views, truffles, chocolates and sparkling wine.
Developed and produced by Velmure Marketing, a Marbella-based agency specialised in luxury real estate marketing, the event was the first of its kind for a residential development on the Costa del Sol. By using projections, lighting, sound design and bespoke scents, the team turned the building into an immersive brand experience that made the Tyrian lifestyle tangible long before completion.

The Show Apartment: A Villa in the Sky Facing the Mediterranean
The event spotlighted Apartment 108, the first fully completed Tyros typology show apartment spanning 300 square metres across three bedrooms between levels 1 and 3. This "villa in the sky" features open-plan living, high ceilings, and column-free floating terraces extending five metres deep, offering dual views of the Mediterranean Sea and Sierra Bermeja.
Gunni & Trentino curated the timeless interior design and fit-out, featuring Poliform kitchens equipped with Gaggenau appliances, Listone Giordano special-edition wood flooring, and Lualdi doors enhancing spatial flow. Gessi supplied all tapware throughout the residence, including the stainless steel 316 collection with its distinctive metal textures and circular geometry. TINO provided custom natural stone from Italian travertine quarries for floors, bathrooms and shared surfaces.
Schüco high-performance glazing systems, including the ASE 67 PD sliding system, define the envelope. Vertical circulation is structured through KONE lift systems across independent cores, with access control and building management supported by Nüo. Structural execution is led by B. Solís, with integrated installations by Elecnor ensuring alignment with WELL Building Standard criteria for Silver precertification across all 40 residences.

The Bentley Marbella Partnership
Tyrian Residences partnered with Bentley Marbella to provide three bespoke Bentayga Atelier Edition SUVs as part of its 360-degree residential service. These vehicles, available on demand via the residents' app, elevate daily life on the Costa del Sol with shared values of excellence, craftsmanship, and refined luxury.
Finished in hand-applied Extreme Silver paint by Bentley's Mulliner division—taking up to 60 hours per unit—the interiors blend Linen and Damson tones with embroidered Tyrian emblems on headrests. They integrate into supergarages up to 200 square metres, designed for private collections with direct lifts, EV charging, number-plate recognition, and 24-hour security.
This alliance extends the fully serviced model, where the in-house team handles everything from vehicle maintenance to chauffeured services, creating a seamless extension of the Tyrian lifestyle.

From Experience to Delivery
The launch of Tyrian Residences marks the first time the project has been experienced in real conditions.
What has been presented is not a concept, but an operational model. Architecture, service and infrastructure aligned within a single system. The development comprises 40 residences, supported by 1,400 m² of leisure and wellbeing spaces, and a fully integrated service structure designed to operate year-round.
Construction continues on schedule, with delivery confirmed for Q4 2026.
